The Problem
Workforce professionals earning $50K–$120K are caught between subsidized housing they don't qualify for and market studios they can't afford. The result: 70-minute commutes, doubling up with strangers, or paying 50%+ of take-home on rent. This isn't a personal failure — it's a structural supply problem.
The Model
We acquire single-family homes using Subject-To and Seller Finance creative structures — locking in pre-2022 mortgage rates while the rest of the market pays 7%+. Then we re-engineer the interior: one 4-bedroom home becomes four to nine private suites sharing common areas. Revenue triples. Per-tenant cost drops 20–30% below comparable studios. Everybody wins.
The Mission
Up to 30% of our portfolio serves veterans and voucher-holders — people who deserve the same well-designed, professionally managed housing as anyone else. Government housing vouchers (HUD-VASH, HCV/Section 8) pay directly and on time, creating a recession-resistant revenue floor that benefits both residents and investors.
Target Markets
We focus on Sun Belt metros with high population inflows, structural housing shortages, and landlord-friendly regulatory environments.
